How it works
How selling your house to us works
Four steps from your first message to a decision, with no obligation at any point. Here’s exactly what to expect.
How it works
Four straightforward steps
Step 1: Tell us about the property
Share the address, a sense of the condition, and what you’re hoping to do. It takes about a minute.
Use the short form, or call or text us. Anything you already know helps: repairs the house needs, whether it’s rented or vacant, and any deadlines you’re working against.
Step 2: Talk with our team
We’ll learn more about the house, its condition, your timeline, and what matters most to you.
Someone from our team will reach out during business hours. Expect a real conversation, not a script. It’s also your chance to ask us anything about how this works.
Step 3: Review your offer
If the property fits what we buy, we’ll present an offer and walk you through the terms.
We’ll explain how we arrived at the number, which costs we’d cover, the proposed closing timeline, and how the sale would be structured. Nothing is left vague.
Step 4: You decide
There’s no obligation to accept. If the offer works for you, we’ll plan a closing date together.
Take the time you need, and talk it over with family or an advisor. If it isn’t right for you, just say so. No pressure and no hard feelings.
Starting the conversation doesn’t commit you to anything.
Before you reach out
What helps us understand the house
- The property address
- The general condition and any major repairs you know about
- Whether the house is lived in, rented, or vacant
- Your ideal timeline, or any deadlines
- Anything about a mortgage, liens, or an estate that we should know
What you can expect from us
- Straight answers. If we don’t think the house is a fit, we’ll say so.
- A clear explanation of the offer. How we got to the number, which costs are covered, and what the timeline looks like.
- Transparency about structure. Whether we’d buy directly, work with another buyer, or propose a different structure, you’ll know before you agree to anything.
- Room to decide. No pressure and no obligation to accept.
After you accept
From agreement to closing
Step 1
Purchase agreement
Once you accept, the terms go into a written agreement: price, what costs are covered, the closing timeline, and how the sale is structured. Read it carefully, and ask us anything.
Step 2
Title and paperwork
A title company or closing attorney typically checks the title, orders payoffs for any mortgage or liens, and prepares the closing documents.
Step 3
Closing day
You sign the final documents on the agreed date. Proceeds are disbursed through the title company or attorney according to the closing statement.
- For questions about probate, taxes, divorce, foreclosure, or other legal or financial matters, please talk with a qualified attorney or advisor. We can explain our process, but we don’t give legal, tax, or financial advice.
Questions
Questions about the process
What happens after I submit the form?
Someone on our team reviews your property details and reaches out during business hours (9:00 AM–5:00 PM Central Time, 7 days a week) to talk about the house and next steps.
If you’d rather not wait, call or text us at (855) 843-7705.
How do you determine your offer?
We look at the location, size, and condition of the house, the repairs it may need, recent sales of comparable homes nearby, and the costs involved in buying and owning the property.
We’re glad to explain how we arrived at a number. Our offer won’t always match what a fully updated home might sell for on the open market, and we’ll be straightforward about that.
Can I choose the closing date?
We’ll work with you to find a closing timeline that makes sense for your situation. Some sellers want to close soon; others need more time to plan a move. The final date also depends on things like title work and how the sale is structured.
How quickly can we close?
It depends on the property, the title, and the transaction. Because a cash sale doesn’t wait on a buyer’s mortgage approval, it can sometimes move faster than a traditional listing. We won’t promise a date until we know the details and the title company has done its work.
Will Steady House Buyers always be the one buying my house?
Not always. Depending on the property and circumstances, Steady House Buyers may purchase a property directly, work with another buyer, or use another transaction structure such as a novation.
If a specific structure applies to your property, we’ll explain the process and terms before you agree to move forward.
Do I have to accept your offer?
No. There’s no obligation to accept an offer, and submitting the form or talking with us doesn’t commit you to anything. You decide whether the offer and terms work for you.
Curious whether we’d make an offer on your house?
Send us a few details or give us a call. We’ll listen, answer your questions, and tell you honestly whether the property is a fit. There’s no obligation either way.
